Stage
1. A House Buyer's Survey to ensure the client understands the condition
of a property. A full report provides
any major or minor faults with subsequent implications. Walls are inspected
for damp and timbers and other materials present are inspected for any
deterioration. The roof and foundations are assessed and all services
are commented upon. In addition, the report will provide a summary of
the current legal status of the property taking into account access
and boundary issues, disputes, taxes and title matters.
Stage
2. Advice through the negotiations to purchase with local searches and
checks carried out on a property prior to the private contract. Checks
carried out personally by a qualified surveyor at the relevant local
authority for any planning issues. The registered documentation is checked
for correct title and to assess if there are any debts chargeable on
the property.
Stage
3. Independent legal advice from an english speaking abogado (lawyer)
on the private contract which upon signing, secures a property and is
the point when a deposit is paid. The
private contract is the point in the purchase process where a deposit
is paid. The relevant clauses must be inserted into the contract to
safeguard the purchaser through to completion of the escritura.
Stage
4. Dedicated property consultancy advice up to and including the signing
of the escritura. Following
all the checks that are carried out at the pre-contract stage a few
issues may arise before the signing of the escritura at the notario's
office.
